Frequently Asked Questions
Real answers to the questions homeowners in Plano, McKinney, Frisco, Allen & Richardson actually ask — about exterior and interior painting alike.
Cost & Pricing
As of 2026, exterior painting in Plano typically costs $3,500–$6,500 for a one-story home and $5,500–$12,000 or more for a two-story home. The final price depends on square footage, siding condition, number of stories, the paint package you choose, and the extent of prep work required. Homes with significant wood rot, extensive caulking needs, or multiple detailed trim elements will be at the higher end. We provide a detailed written scope so you know exactly what you're paying for before any work begins.
Price differences almost always come down to prep work and materials. A lower quote usually means spot-prep instead of full prep, builder-grade paint instead of Sherwin-Williams professional coatings, and no warranty. At Prime Finish, every exterior job includes full caulking with SherMax elastomeric sealant and primer at the groundline and roofline — the areas most likely to fail first. You're not just paying for paint; you're paying for the prep that makes the paint last.
No. We never collect a deposit. You don't pay a single dollar until the job is complete and you've done a final walkthrough with Dylan and approved the work. This is our policy on every project, regardless of size. We believe you should only pay for work that's actually done and meets your expectations.
The four biggest cost drivers are: (1) the size of your home — more square footage means more material and labor; (2) the condition of your siding — significant prep work like wood rot repair, heavy scraping, or extensive caulking adds cost; (3) the paint package you choose — Emerald Rain Refresh (5-year warranty) costs more than Latitude (1-year warranty) because the coating materials are more advanced; and (4) the number of stories — two-story homes require more time, equipment, and safety setup.
Preparation & Process
Full prep is included on every exterior job we take — not just certain packages. This includes professional pressure washing, scraping all loose paint, caulking every joint, gap, and penetration with SherMax Urethanized Elastomeric Sealant (70% joint movement), priming the bottom 3 feet at groundline and roofline, and spot-priming all bare wood and nail heads. The paint and warranty length vary by package — Latitude Exterior (1-year), Duration Exterior (3-year), or Emerald Rain Refresh (5-year) — but the prep standard is the same across all three.
Most single-story homes are completed in 2–3 days. Two-story homes typically take 3–5 days. Larger homes or those with extensive prep needs may take 5–7 days. Homes with significant carpentry repairs — rotten wood replacement, fascia repair, or structural work — can push timelines to 10 days or more. Weather also plays a role: we won't paint in rain or extreme heat, which can occasionally extend the schedule. Dylan gives you a realistic day estimate when he walks your property.
No, you don't need to be home during most of the project. We will need you present for the final walkthrough — when the job is complete and you inspect and approve before payment. This can usually be scheduled around your availability.
We monitor weather forecasts closely and won't apply paint to wet or damp surfaces. If rain interrupts the project, we pause work, protect any freshly painted areas, and resume as soon as conditions allow. Painting over wet surfaces compromises adhesion and can void warranty coverage — we won't cut that corner.
We document everything before we start and photograph any damage we discover during prep. If we find hidden rot or structural damage, we stop and discuss options with you before proceeding. We handle most carpentry repairs in-house. You'll only pay for additional work that you've approved — there are no surprise charges added to your bill.
Paint Products & Warranty
We use Sherwin-Williams exterior coatings exclusively — the same professional-grade products used by commercial painting contractors. Three tiers are available: Emerald Rain Refresh Exterior (5-year workmanship warranty, advanced dirt resistance and self-cleaning finish), Duration Exterior (3-year workmanship warranty, PermaLast Technology for long-lasting color), and Latitude Exterior (1-year workmanship warranty, ClimateFlex technology for extreme temperature ranges). All three are significantly better than big-box store paints. SherMax Urethanized Elastomeric Sealant is applied on every exterior job we take.
We use Sherwin-Williams interior coatings — the same professional-grade products we trust. Three tiers are available: Emerald Interior (5-year workmanship warranty, antimicrobial properties, GREENGUARD Gold certified — best for kitchens/bathrooms), Duration Interior (3-year workmanship warranty, exceptional washability and scrub resistance, PermaLast Technology for a thicker film), and Cashmere Interior (1-year workmanship warranty, auto-leveling formula, paint-and-primer-in-one, GREENGUARD Gold certified). Dylan walks you through the right choice for each room at the estimate.
Our workmanship warranty covers defects in our application — peeling, flaking, bubbling, or adhesion failures that result from how the job was done. It does not cover normal color fading, chalking over time, or physical damage. Exterior packages: Latitude Exterior 1-year, Duration Exterior 3-year, Emerald Rain Refresh 5-year. Interior packages: Cashmere Interior 1-year, Duration Interior 3-year, Emerald Interior 5-year. If a covered issue appears during the warranty period, we come back and fix it at no charge. Your warranty is in writing before work starts.
SherMax is a Urethanized Elastomeric Sealant made by Sherwin-Williams that flexes up to 70% in joint movement. This matters in Texas because homes expand and contract significantly through heat cycles — standard caulk cracks under those conditions, allowing water to get behind the siding. SherMax moves with the house instead of cracking, which is why we use it on every exterior job. Cheap caulk failing at the joints is one of the most common reasons paint jobs fail prematurely in North Texas.
Interior Painting
Yes — interior painting is an equal part of our business alongside our exterior work. We paint walls, ceilings, trim, doors, and cabinetry for homeowners throughout Plano, McKinney, Frisco, Allen, Richardson, and the surrounding DFW area. Interior estimates include everything in one scope: walls, ceilings, trim, and any additional services like cabinet painting, drywall repair, or popcorn ceiling removal.
As of 2026, interior painting in the DFW area ranges from roughly $300–$800 for a single standard room, $800–$2,000 for a room with trim work or heavy prep, and $3,500–$8,000 for a whole-home interior repaint. The final cost depends on wall square footage, ceiling height, the condition of surfaces, and whether trim, doors, and ceilings are included in the scope. Dylan walks every interior space with you at the estimate so you know the exact cost before any work begins.
We use Sherwin-Williams interior coatings exclusively. Three tiers are available: Emerald Interior (5-year workmanship warranty, antimicrobial properties, GREENGUARD Gold certified — best for kitchens, bathrooms, and high-traffic areas), Duration Interior (3-year workmanship warranty, exceptional washability and scrub resistance, PermaLast Technology for a thicker film), and Cashmere Interior (1-year workmanship warranty, auto-leveling formula that minimizes brush and roller marks, paint-and-primer-in-one, GREENGUARD Gold certified). Dylan walks you through the right choice for each room at the estimate.
Yes. We move all furniture to the center of the room and fully cover it with drop cloths. Floors are protected throughout. All switch plates, outlet covers, and hardware are removed before painting and reinstalled after. We handle all of it — you do not need to move, cover, or prepare anything before we arrive. We also leave every room cleaner than we found it: no paint on floors, no tape residue on trim, and no dust left behind.
A single room is typically completed in one day. A full-home interior repaint runs 3–7 days depending on size and scope. We do not leave a room half-done overnight — each space is fully completed before we move to the next. Dylan walks the finished room with you before moving on.
All holes, nail pops, dings, and cracks are filled, sanded, and primed. Texture is matched where needed. Water-stained areas are sealed with the appropriate primer before topcoat to prevent bleed-through. Edges are taped meticulously for clean cut lines. We do not paint over damage — paint amplifies surface imperfections rather than hiding them.
